St Catherine's Lodge Hotel, 9-12 St Catherine's Terrace, Hove BN3 2RZ
History
St Catherine's has had many different uses over the years, including as a private school, a hotel and most recently as a homeless hostel. The building is currently disused and in need of significant repairs.
Who we are
We are local property developers, based in Hove, with over 25 years’ experience of residential and commercial development schemes.
The site
When we purchased the building in 2023 it had been neglected for about 20 years by the previous owners. We submitted a planning application to convert the building into 36 flats. This took almost three years to be granted and was reduced to 30 units.
During that time, construction costs went up by around 25-30 per cent, and property prices have recently decreased by about 10-15 per cent. Further surveys also revealed severe water damage. As a result, the current scheme is not viable.
We are, however, actively investigating other options, and will keep the local community informed and invite views in due course.
In the interim, we looked at options to improve the appearance of the hoardings, in response to concerns by neighbours about the graffiti taggers and breakages. Rather than replacing the hoardings in the same style only for them to receive the same treatment, we have opted to invite a well-known group of local street artists to paint scenes on the hoardings and we continue to have security 24/7.
We are committed to public art, and this temporary mural will be the start of other projects we would like to support as we go forward.
